- An application has been filed by Thomas & Kathryn Anderson, 232 N. Heron Circle, (Owner & Applicant), for a property located in the R-3 Zoning District at 232 N. Heron Circle, New Castle, DE 19720, Tax Parcel No. 21-016.00-022, seeking: (1) Variance from the Code required 25 foot rear yard set back to construct a deck 15 feet from the rear property line.
- An application has been filed by Parkway Gravel, Inc., 130 & 150 Lukens Drive, (owner & developer) Tax parcel nos. 21-023.00-001 & 21-022.002 The Flats at Riveredge, for properties located at 130 & 150 Lukens Drive (tax parcel 21-02300-001 & 21-02300-002), New Castle, DE 19720: seeking a Special Use Exception to construct residential apartments on a portion of the Property proposed to be rezoned from IOP-Industrial Office Park to GC-General Commercial. Section 230-22.1(B)(1) of the City of New Castle Municipal Code permits residential use in the GC District upon approval of the Board of a special exception; and seeking variances from Section 230-28 of the City of New Castle Municipal Code which requires 1087 parking spaces for the project to allow 885 parking spaces, and Section 230-28(G)(1)(a)-(b) to allow the installation of an evergreen screen in lieu of a solid brick or steel ornamental fence. For the avoidance of doubt, the application also seeks a special exception to permit a residential use in the GC district – which will be decided by the Board.
For the purpose of considering these applications, the Board of Adjustment will hold a Public Hearing on Tuesday, April 2, 2024 at 6:30 p.m. at the Community Room of the New Castle Police Department, located at 1 Municipal Blvd., New Castle, DE 19720
